For example: around 80% of homes that go to auction get postponed or cancelled - you as the buyer don’t figure this out until you’ve lined up the funds to acquire the property, driven the property, and taken time out of your day to show up for the auction. There are also the risks of buying a Deed of trust in 2nd position, or buying a home with IRS liens, county assessments, mechanic liens, homes under litigation, homes with the wrong property address listed.

Here are the tools we provide to help you acquire homes through trustee sales and the process of buying homes with Sharp Equity.
- Full List of all properties going to sale: Every property has been evaluated by one of our researches to determine an estimated value. This will allow you to filter through properties quicker. We finish comping a full days worth of properties by 4pm and give our clients access to this information through our website. Our list is updated at 5pm and again at 8:30am to provide you with the most up-to-date information.
- Research: Our system will allow you to preview properties going to sale one week in advance. This function will allow you to stay up-to-date on what properties are coming to sale in the near future. You can track certain properties and prepare to bid days in advance. We have a full time staff at Lawyers title that pulls preliminary reports for all homes we bid on, to make certain we’re buying first lien Deeds of Trust. We offer a $10,000 guarantee that you will NOT buy a 2nd lien.
- VIP Comping System. Our *NEW* comping system will allow you to view sold properties based off of a list of criteria that YOU can manipulate, to best determine what a home is worth. You can search by subdivision, radius, size of homes, dates, etc. This is the most advanced Comping System on the market today. This system is offered for FREE to all VIP members who have bid deposits with Sharp Equity.
- Bidding: Sharp sends a bidder to all trustee sales. All bidders work for Sharp Equity, we do not use any third party buyers to acquire our homes.
- Tracking: Sharp sends emails throughout the day to keep you up-to-date on where your bids are at- if they’ve gone to sale, whether you’ve bought a property, or information on what the property sold for.
- Hard Money/Short term Loans: Sharp Equity works with a handful of preferred lenders and will arrange for financing to be provided on any home purchased through our bid service. All investors are eligible for financing. Terms and conditions vary between lenders.
- Closing on Properties: Sharp will title properties directly into you or your company’s name. We will manage the entire close out process including payment for properties and recording of documents once they’ve been received. We make the actual closing on properties absolutely seamless. You’ll bring a check to the office, we’ll exchange payment with a receipt, and you own a property.
