All properties purchased from the Sharp Equity website are bought based on our 'wholesale terms of sale policy' meaning they must close within 5 days of purchase contract acceptance and the home must be payed for in cash, private money, or hard money. To obtain financing Click Here.

This site is to be used as an aid in your property search and eventually purchase. However, it is important that you come to your own conclusion about the "retail" and "wholesale" value of our properties. The figures on our website are estimates based on market value. The prices listed are the minimum sale prices, not the "asking prices". They are not negotiable. We believe our pricing affords the Investor an opportunity to rehabilitate the property and sell it into the retail market, making a reasonable profit at the end of each venture. However we make no such guarantees or representations.

Sharp Equity embraces the use of a "Buyers Agent" if the buyer chooses to use one, but the prices listed are "net to the Seller", and the seller does not offer any third party fees or commissions deducted from that price. If you are represented by a Buyers Agent, please add the fees or commissions to the purchase price. The property information on this site is as comprehensive as possible considering most of the properties purchased are occupied, so we are unable to assess the condition of the property’s interior. We directly post the information listed in the Maricopa County Tax Record for property characteristics such as square footage, number of rooms, construction type, lot size, etc. The information you find listed on our website pertaining to properties we are selling is a reprint of the property specifications listed in the County Assessor’s records. We believe them to be accurate, however on occasion, they are inaccurate. Regarding vacant properties, we list general information about the condition of the property, but it is an opinion, not a guarantee or warranty. We make no representations or warranties about any of these features and we do not receive any guarantee or warranty when we purchase the property. We pass along to the buyer, the same thing we receive when we purchase them.

The buyer is in charge of his or her own evaluation, inspection and due diligence. We ARE NOT investment advisors, or property brokers (although some of our staff hold Real Estate Sales, or Real Estate Brokers licenses in Arizona), we are Principals offering our properties to other Principals. We are not in a position to answer valuation questions, or other related questions. We do not make referrals to industry professionals in related fields (I.E. general contractors, attorneys, etc.).
